More effective lawn watering
Lawn moisture management in Burbank
Scheduled moisture-management treatments are included in our $29-per-month lawn-health add-on for recurring customers.

What the treatment is for
Help irrigation spread into soil that wets unevenly
A moisture-management product is a soil wetting agent. It is intended to reduce the surface tension that can cause irrigation to bead, run off or move through the same easy channels while nearby soil remains dry. Better contact between water and soil can help moisture reach more of the active root zone.
This can be useful during dry Southern California weather, on lawns with recurring dry patches or where water begins to run toward hardscape before the full area has soaked. Results depend on the soil, turf, sprinkler coverage, product, weather and irrigation schedule.
Where it may help
Hydrophobic patches, compacted surfaces and quick runoff
Soil can become difficult to wet evenly after prolonged dryness or repeated shallow irrigation. Sloped ground and narrow strips beside pavement can also shed water before it penetrates. A wetting-agent treatment may improve distribution so the scheduled irrigation has a better opportunity to reach roots instead of immediately leaving the lawn.
We look for repeatable patterns rather than assuming every brown area needs the product. If water visibly beads, if the same spot dries early after each cycle or if runoff begins before the soil is wet, moisture management may be one useful part of the response.
Where it will not help
A treatment cannot repair the irrigation system
A clogged nozzle, broken line, sunken sprinkler or mismatched head still needs mechanical correction. The same is true of major grade problems, standing water, failed drainage and deeply compacted soil that requires aeration. A wetting agent supplements appropriate irrigation; it does not replace it.
More water is not always the answer either. Wet areas can suffer from poor aeration and root disease, while excess irrigation can carry water into gutters. We distinguish a dry patch from a coverage problem before recommending a whole-yard change.
Use water deliberately
Match treatment timing to the permitted watering schedule
Burbank, Los Angeles and Glendale publish different outdoor-watering rules. The treatment should be coordinated with the exact property’s utility schedule and the product label.
- Confirm the property’s water provider and permitted days.
- Repair leaks and visibly broken sprinkler heads.
- Note dry spots, runoff paths and areas that remain soggy.
- Avoid irrigation during prohibited midday hours.
- Use shorter repeated cycles where water runs off quickly.
- Recheck the lawn after treatment rather than adding water blindly.
Part of recurring lawn health
Observe the lawn between treatments
Moisture management is included with basic soil testing and quarterly fertilization in the lawn-health add-on. Recurring visits make it possible to compare the same areas over time: where growth improves, where runoff continues and where sprinkler repair may be the more direct solution. We do not promise that a wetting agent will correct every brown spot, and we do not provide irrigation installation or repair as part of this service.
